Though it is essential, it is fully recommended that new glamping sites start the planning process with a glamping pre-planning application to run the idea by planning and hopefully get them on side before starting the full glamping planning permission application.

What's involved in Glamping Pod Planning Permission?

Glamping planning permission is always a contentious point when it comes to anyone starting a glamping business. Some people don’t even know you need planning permission for a glamping site (are you one of them?). The fact of the matter is you need full planning permission for your glamping site unless you meet one of two unlikely criteria that we will discuss later in this page.

So what does full glamping planning permission involve? In short, it is a pretty big set of drawings covering the site layout, elevations and cross sections, drainage design, road planning and sometimes some others. It also includes design and access statements, market research documents and sometimes more!

The Glamping site layout design drawing is the main drawing in a full glamping planning permission project.

This drawing details the site layout in it’s entirety. Sometimes it spans onto 2 or more drawings for large sites due to the scales local council planning officers require.

In this should include:

  1. Your glamping pods locations
  2. Parking locations and any roads to be built
  3. Any other structures around the site
  4. Any greenery – planning like trees
  5. Any communal areas locations – planning prefer these in the middle of the site to mitigate noise carry

Another total essential for any new glamping sites that are to include any toilets or showers.

The council are always particularly interested in drainage design due to the potential environmental impact that bad or dangerous design could have.

When you submit your full glamping planning permission application to the council, they will pass the design on to the relevant bodies for consultation. This will be the local sewage holders and the local environmental body.

Once consultation is complete with these bodies, planning will advise based on the information the bodies have given them.

Drainage design can sometimes be tricky and this is definitely one that you need to consult a professional about.

A glamping road planning design drawing is another essential to a full glamping planning permission applicaiton.

Your local council’s planning department will want to asses the impact your potential new site will have on the local road infrastructure and systems.

Like with the drainage design, the local council will consult with local road planning following the submission of your planning application.

There are various design standard documents with rules and regulations that need adhered to and once again it would make sense to consult a professional on this.

Additional to the drawings already discussed, there are a number of other drawings that your local council may request.

These are not necessary requirements for all councils so we suggest these are only produced if requested by the council following submission of your full glamping planning permission application.

  4. Road visibility splay drawing

To tell planning how the build process will go, you should submit to them a Design and Access Statement. This should include details of the process throughout the build.
